Tenant Fees Schedule
Holding Deposit
(Per tenancy)
One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraws from the tenancy, fail a Right to Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing). If the tenant is a company (PLC, Ltd or LLP) an administration fee is payable to reserve the property instead of a holding deposit.
Security Deposit
(per tenancy, rent of under £50,000 per year) Five week’s rent.
(per tenancy, rent of £50,000 or over per year) Six week’s rent.
This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please note: This will not be levied until the rent is more than 14 days in arrears.
Company Tenant
ÂŁ600.00 (inc. VAT) This is to reserve a property and is a non-refundable referencing fee, set up fee and contribution to the tenancy agreement. A full security deposit will also be required (Company tenant is defined where the tenant will be PLC, Ltd or LLP)
Variation of Tenant
(Tenant’s Request)
£50.00 (inc VAT) or any reasonable costs incurred, per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer
(Tenant’s Request)
£50.00 (inc VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right to Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination
(Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable for the landlord’s costs in re letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Please be advised that Hinton Residential Ltd are members of a redress scheme provided by The Property Ombudsman and are members of a Client Money Protection Scheme provided by Client Money Protect.
Fees To Landlords
Let Only: 8% + VAT
(of the annual rental figure)
Let only service includes marketing the property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit checks and referencing and finalising the tenancy agreement.
Rent Collection: 10% + VAT
(of the annual rental figure)
As an additional service we can also offer a monthly rental collection, pursue non-payment of rent and provide advice on rent arrears.
Deposit Protection: ÂŁ125.00 + VAT
As an additional service for we can protect the deposit on behalf of landlords and issue the tenants with the correct documentation for peace of mind.
Full Management Service: 13% + VAT
Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying 2 routine inspections per annum and notify the landlord of the outcome, advising all relevant utility providers of changes and hold the keys throughout the tenancy tern. Kindly note, Deposit Protection is included within the Full Management Service.
Check In/Check Out Fee: ÂŁ150.00 + VAT
(payable at Check In & Check Out)
At Check In, to attend the property, photograph the contents and conduct a “schedule of condition”. Read and take note of meters (gas, electricity and water, if applicable).]
At Check Out, to attend the property, photograph the contents and conduct a list of any discrepancies and damages (if any).
CP12 (Gas Safety Cert): ÂŁ99.00 + VAT
To be carried out by a “Gas Safe” engineer every 12 months.
EICR (Electrical Installation Condition Report): Ranges between ÂŁ110.00 - ÂŁ220.00 + VAT
To be carried out (usually) every 5 years.

EPC (Energy Performance Certificate): Ranges between ÂŁ70.00 - ÂŁ100.00 + VAT
